WTB guild city (crom)

I am looking to purchase a guild city for a friend who wants to start a guild. Location is not super important but I'd prefer it to be walled with all or most buildings at t1. Renown is not important either, but renown 2 (or close to renown 2 would be nice).

I am looking on the cheaper side, I have a limit of what I'm willing to spend as I've bought guild cities before, but I am also willing to "haggle" for offers.
